Walter Duke + Partners was charged with providing complex external CRE credit underwriting support to a trillion dollar plus lending institution for a planned $4 billion dollar mixed use development project on a former superfund site. The public private partnership was leased from a municipality and contained a series of complex performance hurdles that dramatically impacted the valuation of the asset depending on future project success.
By working closely with the lender and the development team Walter Duke + Partners undertook extensive in-depth market research and employed complex financial modeling and sensitivity analysis to provide defensible and supportable valuation analysis to help the lender client properly assess all risk factors and properly underwrite and size the loan.
Using high level valuation expertise and financial modeling Walter Duke + Partners the lender client was able to successfully close a significant construction and development loan and the nearly 3 million square foot project was able to move forward.
